Challenge: We were asked to facilitate the purchase and transformation of the development site to create a new retail, restaurant and leisure destination.
Solution: By putting together a multi-disciplinary team, we were able to evaluate significant development risks. We then negotiated design changes and funding structures to mitigate risk and maximise return. Throughout the five-year phase one and phase two development period, we acted as CRI's representative.
Results: An additional 84,000 m² extension made this Europe's largest shopping centre. In the opening week, over a million people visited – and it’s been highly popular ever since. We continue to advise on asset enhancement projects to add value wherever we can.

Challenge: The property was pre-let and we were appointed to take on the incoming tenant’s CAT B fit out – on top of the CAT A fit out we were already managing. We needed to manage the incoming tenant’s needs carefully to protect the client’s interests, while making sure the new lease agreement wasn’t affected.
Solution: By coordinating the tenant and landlord’s architectural and technical requirements, we were able to meet lease obligations and budgets. We delivered a new reception, lift lobbies, WC’s and CAT A office space to two floors – protecting the interests of the landlord every step of the way.
Results: A blended CAT A and CAT B fit out, completed on time and in budget.

Challenge: Renshaw's is a development of 391 Built to Rent homes across two 11 and 8 storey buildings and 6 townhouses. The development is to be delivered via a forward funding arrangement between Greystar and the Developer (Dandara Living).
Solution: Designed by Hodder + Partners and Aros, the scheme will consist of 345 private units, six private three-bed townhouses and 40 Discounted Market Rent (DMR) units, as well as a basement with 215 car parking spaces and 396 cycle storage spaces. Communal spaces includes a lounge, flexible spaces, a gym and private courtyard gardens.
Results: Savills act as the debt monitoring surveyor on behalf of syndicated lenders. Construction of the development commenced in late 2023 and is due to complete in Q3 2026.

Challenge: Working within this highly protected, Grade I Listed and high-profile public facing area required adept and sensitive design and management to minimise disruption to the ongoing activities of College.
Solution: Our team led with the production of high-quality design information that allowed confident programming and phasing of construction operations that met the clients' operational needs and objectives.
Results: We integrated modern services infrastructure without compromising the historic setting or fabric of the site. Opportunities to enhance the quad were exploited within the project brief, including the introduction of improved external lighting, new wheelchair friendly access facilities, a new rainwater harvesting and lawn irrigation system along with the renewal of the ornamental lawns within the quad.

Challenge: We were asked to project manage the design, planning, procurement and construction of a build-to-suit distribution facility for Wayfair. That included a full fit out – with base build enhancements and future proofing for mezzanines. The site was unserviced with significant off site S278 works, utility and drainage connection packages.
Solution: Our team worked across on and off plot works at speed, on multiple and different contract types – coordinating the contract packages and early access for the rack build and MHE install. We also worked on securing extensive highway remodelling to a long stretch of the A5 and local roads to facilitate the development, new primary sub-station, extensive off plot landscaping and new surface and foul water connections.
Results: Our client now has one of the largest industrial warehouses in the UK, delivered at speed and on time.

Challenge: Our client relocated their London office to 6 St James’s Square, taking over three floors in this highly sought-after location. Our brief? To create a vibrant, attractive workplace with improved amenities that staff would want to travel to – that also offered flexibility and privacy. ESG and sustainability were a key consideration too.
Solution: We re-interpreted and adapted the fit out to reflect the brand and culture of this prestigious, purpose-driven wealth management firm. The sustainable design focused on retaining and improving the existing fit out, re-using furniture and improving the efficiency of the floorplates.
Results: With 90% of services re-used, our adaptations to the existing fit out resulted in 50% cost savings for the client.

6 St James’s Square
Challenge: Our client wanted a new UK headquarters campus site, consisting of a head office and two highly-sustainable warehouses. After providing the client with TDD on this 64-acre development site, we received consent for 1 m sq ft of new-build Grade A logistics space.
Solution: We managed the design team to create a scheme that minimised embodied carbon and maximised energy efficiency. By using materials like glued-laminated timber and cross-laminated timber, we were able to save c. 1,000 tonnes of carbon – compared with a traditional steel and concrete structure.
Results: The scheme achieved BREEAM outstanding, WELL Ready, and won ESG Initiative of the Year at the 2023 IAS awards.

Solution: Despite site and budgetary constraints, we were able to achieve enhanced sustainability credentials. That included improving the building’s EPC ratings to A and B.
Results: There were multiple phases of work in process at the same time. All were completed within budget and met the expectations of the client, agency teams, property manager and occupiers. Our client has put together a framework for future instructions they’d like us to work on.

Challenge: We were appointed to project manage the client’s new grow-on facility to work in partnership with their existing facilities in the Royal Veterinary College. At project conception, the new Apex building was still under development, and as such, Savills had to put forward a strategy to design and deliver a scheme in parallel to the base building construction
Solution: Savills mobilised an experienced professional team to develop the brief and analyse the base building construction information in order to maximise the offering of LBIC to their future subtenants. The team put forward a solution to provide 7 grow-on facilities for subtenants and fully consider the base offering between the cost requirements for fully flexible spaces and the savings and opportunities surrounding the adaptable demises.
Results: Works have been procured and are currently being delivered on-site. LBIC fitout works commenced circa 2 months in advance of base building completion to enable LBIC to launch the space as soon as possible.

The Apex Building
Challenge: Yarnton Manor is Grade II listed and its rich history can be traced back to the Norman Conquest. Since its acquisition in 2021, our team of specialists have been actively involved in its restoration.
Solution: The project began with a full-scale refurbishment of the main house and outbuildings – including the Tithe Barn, Orangery, guest houses, garden structures and the Old Vicarage. This included new mechanical, electrics, fire safety & escape regulations, the installation of two accessible lifts, lightning projection and the refurbishment of chimneys and fireplaces.
Results: By seamlessly integrating modern amenities, compliance with current building codes and sustainability targets – we were able to preserve the estate's heritage and exceed our client’s expectations.

Challenge: Our client purchased the building intending to commission a light-touch refurbishment, but after seeing initial design work, decided to enlist us to help with the full refurbishment of this Grade II listed building.
Solution: We worked closely with the client to establish the full extent of the refurbishment. Then we carefully monitored the programme, as well as the coordination of the professional team, to see this ambitious design through to completion.
Results: The client was able to open their first UK showroom on time, as well as two restaurants inside.

Challenge: The client wanted to refurbish the inside of the building while retaining the original façade. We put together a bespoke team to answer the brief – and offered a more challenging option which they chose to progress with. This involved a back to frame, atrium infill and vertical extension redevelopment of the office building.
Solution: Using our GreenFiT approach, we transformed the building – relocating the core to the former atrium and realigning the former carpark floors to create canal side offices. We also incorporated green technologies, including solar PV and thermal, rainwater recycling.
Results: The building was delivered on programme and budget. It’s a UKGBC exemplar retrofit case study, NABERS 5*, BREEAM Outstanding Design and EPC A.

Challenge: Our client was looking to relocate from Burk Daman to ICD Brookfield Place, a flagship tower in DIFC Dubai. We were asked to provide project and cost management services for the new office space – consisting of 15 floors.
Solution: By following the traditional procurement route, we were able to deliver a state-of-the-art office space – including a slab cutout to allow for an internal staircase. We worked alongside the client, stakeholders, real estate team, technology team, leasing team and local partners every step of the way.
Results: The project was delivered within the agreed budget and timeline. Our clients felt it was very well-managed and say this is now one of their most beautiful office spaces.

Solution: By providing a tailor-made consultancy to meet our client’s requirements, we were able to gain a better understanding of Italian administrative procedures and urban law.

Challenge: To design an office space that reflects a change in L'Oréal’s workplace strategy and inspires personal development. Their company values needed to shine through – while striking a balance between the beauty business and a corporate environment.
Solution: Within the office, we created a ‘Secret Garden’ – a space designed to inspire, create a sense of connection and act as an icon for the Madrid offices.

Results: The project moved successfully from construction to handover, resulting in a lively and vibrant entrance area for tenants and visitors – and an office floor that was ready for lease.

Challenge: Savills were appointed to carry out the Project Management services for the fit-out of Clyde & Co’s new office in Paris. The client wanted to provide employees with optimum comfort and conviviality in the space, whilst ensuring confidentiality in client & employee spaces.
Solution: We designed the space to meet Clyde & Co’s requirements, including partitioning, painting, joinery, acoustic treatment, AC units, conference rooms, collaborative areas, kitchen and coffee point. We involved the GC at an early stage and were able to optimise costs and materials to meet the budget.
Results: The project was completed successfully within the agreed timeline despite a challenging schedule. The client praised the responsiveness, flexibility and proactive involvement of the project team.

Paris Office Fit-Out
Challenge: We were appointed by our Landlord client an international Property Company to advise on the dilapidations. The Tenant wished to exercise their break option, which they believed was non-conditional.
Solution: Following our forensic analysis of the lease and collateral documentation, combined with our understanding and knowledge of dilapidations, we quickly determined that the break option was in fact conditional. Although highly nuanced, the drafting of the lease was such that it meant the Tenant would have to meet all dilapidations liabilities in order for the break to be effective.
Results: We successfully secured a significant dilapidations settlement unencumbered by any mitigation due to supersession. Without our expert knowledge and understanding the subtle implications of the drafting of the Lease might have been missed. A conservative estimate of the difference this would have made is in the region of £15 million.

Solution: We coordinated detailed inspections across a diverse portfolio of occupied buildings. Our team complied with complex access requirements and reviewed a vast amount of record information. Therefore, we were able to provide an independent view on building fabric/M&E condition, statutory matters and future asset management liabilities.
Results: Due to the scale and resource of our specialised Technical Due Diligence team, we were able to work across the inspections and report on all assets within the clients’ deadlines.

Challenge: The client asked us to find a substantial UK development opportunity, to create value through investment, development, and trading.
Solution: We helped Lum Chang acquire Kelaty House as a potential development site in 2015, and introduced Lum Chang to designers, project managers, and cost consultants. In 2018, we helped Lum Chang sell the student site for a substantial gain, creating value through investment.
Results: The serviced apartments completed in June 2021 only a few weeks behind the original programme despite Covid-related disruption, well within budget, and with an excellent relationship between all parties. Savills arranged sale to a shared-living provider on completion.

Challenge: The client needed to prove that the portfolio was well selected, of suitable quality, well managed, run, and operated to be a valuable asset for someone to acquire.
Solution: Through our building and environmental surveys, we identified a number of key capital cost areas and issues with ownership, EPC’s, cladding, operational certification, and operational matters that needed to be resolved to show the whole portfolio in the best possible light.
Results: As a result of our work, the portfolio was presented in a very good condition for sale and the client received interest form four potential purchasers. We helped them deliver their objective of maximum quality, maximum accuracy and maximum sale proceeds.

Challenge: Savills Project Management were appointed during AfL stage to oversee the legal briefing, design, procurement and construction process in line with pending lease expiry dates at their existing offices.
Solution: We provided strategic upfront advice in connection with the legal process to achieve the best possible outcome and as part of this input were able to secure various base-build enhancement opportunities. Sustainability and CSR were identified as key project drivers in a BIM environment, with the integration of SMART technology to achieve BREEAM and WELL accreditations.
Results: Through extensive client engagement and workplace strategy a design was developed that truly reflects the client’s brand and culture. In addition, the design comprises of open plan desking, meeting rooms, ancillary office functions, auditorium facility, fully catered kitchen and a glazed atrium space.

Challenge: We were appointed to project manage the delivery of a highly desirable end product that met the operational needs of the potential occupiers. During Phase 1 there was a significant amount of topsoil that needed removing from site to achieve the required levels for construction. If using traditional methods, this would potentially be very costly.
Solution: We created a permanent 4m high topsoil storage bund on the land adjacent to the site. We coordinated the process with the consultant team to obtain planning permission to implement the solution.
Results: We saved the client £1m and the solution also provided an opportunity for environmental benefits through additional landscaping. 100% of the units were let ahead of practical completion and the project achieved BREEAM Excellent.

Challenge: The client wished to improve rental income and covenant strength of the estate. Many units included asbestos and were occupied throughout the works.
Solution: We replaced the cladding, removed the asbestos and undertook a Whole Life Carbon Assessment along with establishing a system whereby works were completed to a vacant unit before moving tenants in from an existing unit.
Results: We transformed the property into a modern vibrant estate, with units rated Net Carbon Zero, BREEAM Excellent and EPC ‘A’ or better. Rents achieved now are double what they were before the works, and the asset value has increased by twice the spend in 3 years.

Solution: Savills undertook CRREM assessments on each asset to form a baseline of current operational carbon (scope 1-3) on an asset level. Savills then implemented a strategic approach to develop a strategy for each asset.
Results: The client received a holistic overview of the portfolio operational carbon along with high-level Net Zero Pathways identifying potential intervention methods to move forward.

Challenge: We were asked to acquire and fit out a laboratory facility and office space for this fast-growing company. Following a survey and report on the building by our Technical Due Diligence team, we negotiated and agreed a deal with the landlords of Rolling Stock Yard.
Solution: The project involved modifications to the building’s services, façade and the installation of a rooftop generator. Our Planning and Project Management teams worked together to secure approval for the installation of the generator and plant equipment from Islington Council.
Results: The client was able to restructure their lab teams within the new workspace. The finished space offers a modern, streamlined office and laboratory environment.

Challenge: A high end PBSA Development on the University of Leeds main campus. The scheme will provide 334 beds in 170 ensuite clusters and 164 self-contained studios over 4-12 floors with amenity equating to 2.7 sq. m per bedspace.
Solution: The scheme includes re-purposing the current ‘Springfield House’ from an office building / lab into the central student block. This is complemented by two new wings which form additional space for bedrooms and amenity.
Results: Savills are acting as project manager on the scheme, appointed at Stage 4 design through the PCSA period with a Main Contractor and with a view to submitting for BSR Gateway 2 approval in early 2025.

Challenge: 6 new build PBSA/Co-living developments across England as part of a portfolio of 2,000+ beds via forward fund agreements with Olympian Homes and Fusion Group.
Solution: The Bristol scheme is being delivered via a forward funding arrangement between Cain International and the Developer (Olympian Homes) and is due to be completed in Q3 2028. It comprises of two buildings and will provide a purpose-built student accommodation (PBSA) building totaling 28 storeys for 442 students and separately, an 18 storey / 132 unit co-living building.
Results: Savills are acting as monitoring surveyor for Apollo who are providing the debt facility across the portfolio. The other 5 sites in the North of England have construction programmes ranging from 2.5 to 3 years, with PC expected by Q4 2026.

– The Wellcome Trust
Challenge: The College is a Grade I listed building and based in the centre of Cambridge, so there was a risk that the site could be of archaeological importance. The objective was to design a building that could withstand the test of time and maintain longevity – like the Pepys Library next door. Noise and vibration disruption were a key risk, due to the duration and location of the build.
Solution: In order to move the programme forwards quickly, we carefully constructed a new access road (which required planning permission) to minimise noise and vibration disruption.
Results: The project was delivered successfully and won the prestigious RIBA Stirling Prize 2022.
